Defining PKG_CONFIG_PATH variable solves all troubles... 8-)

PREFIX=/usr/local/gtk-2.2.1
export PREFIX

PKG_CONFIG_PATH=$PREFIX/lib/pkgconfig
export PKG_CONFIG_PATH
