Hmm, I appreciate the problem, but to me it doesn't really sound like
the right thing to do. This would stop you having multiple properties
dialogs open simultaneously, which can be useful for comparing
properties or even copying/pasting information between them.
One improvement might be to show something like "Properties - 4 files",
or "Properties - filename1.xyz + 3 others" in the titlebar of multi-file
Properties dialogs, rather than just "Properties".
